The No-Go
Brent and I fell in love with a piece of land in the heart of Owasso! It seemed perfect...zoned multi-family and a double lot. We ran the numbers and over analalyzed the property to the point where we were just trying to make the numbers work. When we started doing that we realized maybe this perfect lot wasn’t the right move for us at this stage of our investment game. Our intitial plan was to purchase the lot and build a four plex in phase 1. The next phase would be another fouplex this would repeat two more times. If we had enough cash on hand to put in 8 units right off the bat it would have been perfect! The saying there is no such thing as a bad deal was true in this case! Even though the “perfect lot” was a no go Brent and I learned sooo much in regards to city requirements, investigating permits, and dreaming big!
Now off to find more deals in our budget or look for an investor to move forward on the “perfect lot”!
