Pepto Duplex Flip Progress

I love construction so obviously the renovation phase is my favorite!

Renovating a property with a toddler is no easy task!  We have to work on the property while little man is at daycare (this is almost impossible because we also work full time jobs) or work on the property during nap time on the weekends.  Weekend nap time is when we get the most work done.  Although, it’s hard to flip rental properties with a kiddo I wouldn’t change our path.  I can’t wait till Braden gets a little bigger so he can work along side us and learn the value of a dollar through hard work.

With the pepto duplex the Reno wasn’t as intense as “grandma's house”...didn’t want to over renovate for the area.

1) We painted the left unit tempered gray from Spectrum Paint.  I love that color it’s the same color we used at “grandma's house”.  The right unit was decent enough that we didn’t need to paint it this go round.
2) We had ceiling fans put into the living rooms to provide some light.  Before you had to light the living rooms with lamps. Who wants to do that...Let me walk into the front door, fumble around in the dark, trip over the dog all to find a lamp to see where I'm going!
3) New carpet put into the left unit!
4) New closet put into the right unit.
5) Once, it gets warm enough, 40 degrees and rising, for extended days we will get rid of the beautiful pink exterior and paint the outside blue with white trim.

Hurry up spring so I can see the outside blue instead of pink!!

Reno Tip:  always sequence work properly to eliminate rework.  Ex. Paint before flooring
